Addison Development

Dodd Civil Consultants have been assisting the Addison Development since 2013 with Civil Engineering, Surveying and Contract Administration services. A total of 505 residential lots have been developed over that time. Incorporated into this development were many “super lots” which require very detailed integration into the surrounding development.

THE PROJECT

  • To develop 505 residential lots over a five year period 
  • To provide all engineering design, including:- 
        – earthworks 
        – roading 
        – stormwater
        – wastewater
        – water supply 
        – co-ordination of power, telecom and gas
  • To provide contract documentation (using NZ3910), put to tender and make recommendation on the successful tenderer
  • To administer the contract, payment certificates, supervise the work, certify quality on completion and provide “asbuilt” drawings on completion, including “chairing” weekly site meetings. 
  • To provide all legal surveying services, pegging and LT plans, and obtain LINZ approval 
  • To obtain Council 224C approval on completion of all works 
  • To co-ordinate the Geotechnical engineers
  • To attend project meetings and report regularly

 

Specific Challenges

The Development is on Peat soil and incorporated a complex network of overland flow paths along with two large detention ponds.
The road drainage along with individual lots also incorporated “recharge” pits to recharge the peat ground water so as to minimise any settlement through “consolidation”.
The site is relatively flat with a peat soil of considerable depth below. Construction progressed with earthworks during the summer period and roading being metaled up to subbases level, drainage continued through winter with the final earthworks, top-soiling, roading completion, paving and concrete work being completed the following summer.
This process continued on each separate stage of development.

 
Particular challenges successfully managed were: 
  • Constructing roads on peat ground while achieving Benflemen Beam defelections of 1mm or better on the main roads
  • Laying pipelines at shallow gradients on weak material while achieving the correct gradients and pipelines without “sagging” portions 
  • Managing the passage of overland flows with flat general gradients across the site
  • Co-ordinating and managing demanding housing requirements on the super lots with very tight areas.
  • Managing the construction process through a time of extremely busy construction throughout Auckland which placed a very large demand on resources, particularly in Power and telecommunication services. 
  • Maintaining design and construction preset programmes.
